- First Draw: 20%
We will need a down payment of 20% final cost to begin.
- Second Draw: 20%
When the first draw is received we will begin construction in two parts.
A. Main meter will be installed and a trench will be dug to home site with panel installation. All underground electric, water and phone lines will be completed. Septic tank will be installed underground as well as deep trenches for septic leach field dug. Septic rock will be placed as well as orange septic drainage tube.
B. Trenches will be dug and rebar will be set in place. Footings for house will be poured along with two courses of block.
At this point we will send photos to show completion of work and ask for the second draw of 20%.
- Third Draw: 20%
All walls will be completed with window openings in place.
Rough electric and plumbing will be completed. Corona rebar (frames top of walls and windows) will be made and placed without forms or concrete poured.
Photos will be sent and draw three of 20% will be sent.
- Fourth Draw: 10%
Your corona will be completed with concrete, rafters will be installed and a zinc roof will be installed.
Photos of work and draw four of 10% will be sent.
- Fifth Draw: 10%
First floor will be poured. Repayo finish coat (no color) will be applied. Kitchen counter with sink will be installed.
Photos of work and draw five of 10% will be sent.
- Sixth Draw: 10%
Windows and doors will be installed. A finish coat will be placed on floor (gray) and stucco with color will be applied to wall. Ceilings will be finished in wood and fixtures will be installed. All appliances will be ordered.
Photos of work and draw six of 10% will be sent.
- Seventh Draw: 10%
All appliances will be installed, everything will be finished turn key, ready to go.
Photos of your new home will be sent and the last draw of 10% will be sent.
Please note……..transport of materials are not included we have no control over their pricing or cost of fuel I have complained to the lumber yards about but this , but no change. Our roads are not up to par and in the rainy season at times (well you know if you have been hear)
*Work will continue at all times, but draw schedule may change slightly depending on weather conditions. Transports due to road conditions and materials.
