Here is a Description of Materials to help give you a feel for the schedule of the project as well as the quality of materials and workmanship. Numbers are included on the lines to refer to during dicussion we us, so we call all refer to the same topic.
(1) All trenches will be hand dug for accuracy and all footings will be reinforced with rebar.
(2) Only 4”x12” cement building blocks will be used.
(3) Only portland cement will be used in all applications.
(4,5) For the water system we will use only pvc tube #40 pressure for cold and hot water pressure for hot.
(6) The slab floor will be atleast 4” thick.
(7,8) Septic system will be made of 3” pvc tubing throughout and a double sided septic tank.
(9) Block walls will all consist of 3/8” #3 rebar vertically for every other hole and 1/4” #2 rebar horizontally and then filled with cement to create a solid wall.
(10) A cement rim, called a viga, will cover the top of block wall and will be tied in with rebar.
(11) Rafters will then be tied in to cement rim.
(12) There will be ½” T&G lumber, placed above all rafters, type of lumber will be decided by you guys. Malina is local and is o.k to use . If indigenous woods such as Teak or Pochote are used, price will increase some.
(13) Rafters will be made from solid Pochote teak or steel, your choice, and size will be specified by architect.
(14) All finish plumbing will solid metal, manufacturered by Price Phister. Or mohn
(15) Roof will be finished in zinc without color. If a color is desired, an extra cost can be agreed upon at that time.or
tile if required by acco.
(16) Walls will be finished in stucco and you can decide on color and texture, smooth or rough.
(17) All floors and outside slab will be natural gray. Color can ben added but it never turns out the color you saw somewhere else.
(18,19) All window trim, louvers, and doors will be solid pochote.
(20,21,22) Your fridge will be g.e. /lg/frigedare/whirlpool your washer will be same make they make the best products for down here, and your stove will manufactured by Piloto, a restaurant-style stainless steel, propane gas with 2 burners, a griddle, extra cost for bbq and a hood
(23) Gas will be plumbed for portable tank.
(24) Plans will include a hot-water heater, your choice, “on-demand” or a 40 gallon tank.
(25) Main panel for electricy to the house is included in this price up to 10 meters, or 100 feet.
(26) Electrical outlets included are one per bath, one on each wall of each bedroom, as well as each wall in living room.
(27) Security windows can be switched out for regular windows, price to be determined per design.
